Overtime Real Estate was built around a straightforward belief: real estate is a relationship business.
We work with business owners, investors, landlords, and tenants throughout Massachusetts, Rhode Island, and Connecticut, with deep roots across Southeastern Massachusetts.
Our approach is local, hands-on, and informed by years of working in these communities. We pay attention to the details that don't always showup in a listing: the people behind the properties, the history of a market, and the opportunities that emerge through long standing relationships.
Whether we're representing a landlord, helping a growing business find space, or advising an investor on an acquisition, our focus remains the same: providing clear guidance, thoughtful execution, and market knowledge that comes from being actively involved in the communities we serve.

Patrick Leahy founded Overtime Real Estate in 2022 after nearly a decade representing owners, investors, tenants, and businesses across the South Shore.
His approach to the business has always been grounded in relationships, responsiveness, and a long-term perspective. Over the years, he has built strong connections throughout the communities he serves and developed a deep appreciation for how commercial real estate helps businesses grow and communities evolve.
Today, Pat works throughout Massachusetts, Rhode Island, and Connecticut, with a particular focus on Southeastern Massachusetts and the South Shore. His experience spans leasing, acquisitions, investment sales, and advisory assignments across a range of property types.
Before entering commercial real estate, Pat spent thirteen years playing professional hockey, including time with the Boston Bruins and Nashville Predators. The experience instilled values that continue to guide his work today: preparation, consistency, and a commitment to earning trust through consistency over time.
Pat lives in Duxbury with his wife and three sons and remains active in the community through youth hockey and local charitable organizations.
